  • Specialize in non-litigation due diligence, primarily focusing on property documentation.
  • The role will involve overseeing the entire documentation process related to property transactions, ensuring compliance with all legal requirements, and managing a detailed checklist of necessary documents.
  • Responsible for reviewing and verifying key property documents like titles, agreements, and approvals. You'll also need to check the chain of ownership, title deeds, and ensure that the property is free from encumbrances or disputes
  • You’ll also maintain a detailed checklist to ensure that all required documents are present and accurate before a transaction is completed.
  • Search / Scrutiny of Property Titles.
  • Study and advice on title documents & clearance.
  • Address client inquiries and concerns in a timely and professional manner.

  • Key Responsibilities :
  • Lead and manage all Field Executives across multiple project sites.
  • Prepare daily, weekly, and monthly site progress reports and present them to Management/Directors.
  • Plan, schedule, and allocate site visits and responsibilities to Field Executives.
  • Review and monitor daily site visit reports submitted by Field Executives to ensure accuracy and progress.
  • Coordinate with Legal, Documentation, Liaison, and Project Teams for smooth execution of site-related activities.
  • Act as the single point of contact for all site-level operations, coordination, and escalations.
  • Monitor site development activities including fencing, land cleaning, levelling (JCB works), security arrangements, and site office maintenance.
  • Ensure surveys are properly planned, coordinated, and completed before registration in coordination with government survey officials.
  • Identify potential risks at project sites such as encroachments, disputes, access issues, or delays and escalate proactively with solutions.
  • Coordinate with vendors, contractors, surveyors, security agencies, and government officials as required for site execution.
  • Verify and maintain documentation related to site activities, including survey sketches, fencing bills, JCB invoices, site photographs, and progress reports.
  • Ensure proper record keeping, reporting, and compliance with company standards and project requirements.
  • Perform any additional responsibilities assigned by Management or Directors.
